AN INTERVIEW WITH DELUGAN MEISSL ASSOCIATED ARCHITECTS
The Tower Offices are located in the multi-use VIENNA TWENTYTWO ensemble, whose interior and exterior architecture sets it apart from other office buildings in Vienna. What concept did you follow when planning the building?
The multi-use concept is a contemporary response to the demands of work, living and communal use. In this particular instance, the architectural aesthetic is tied together by a continuous louvre façade which also integrates a variety of exterior spaces. Level 16 provides a clear visual cue to the outside regarding the location of the communal spaces.
How did you take the client’s vision and requirements into account from an architectural point of view?
The building structure itself is characterised by a high degree of spatial and technical flexibility, meaning that it can be adapted to requirements as they change over time. This was achieved by integrating building services across all building components in a way that conserves resources.
What demands do you personally place on the office of the future?
Even after the pandemic, the desire for flexible workplace solutions will remain. As a result, a successful mix with functioning structures for working and living, as well as a high quality of life and quality of stay in the immediate vicinity are needed. Green spaces and planting systems are every bit as relevant as the sustainable use of materials.
What measures were taken at the planning stage in terms of energy efficiency and sustainability to secure ÖGNI and LEED certification?
The greatest possible degree of sustainability is achieved through a combination of high-quality architecture, flexibility of use and measures which ensure that the building’s users are able to identify
with it. As far as energy efficiency is concerned, the project follows a concept oriented towards minimising energy demand from the outset: solar energy, geothermal and groundwater heat generation, high-efficiency heat recovery systems, protection against overheating through a high-quality building envelope and improvement of the microclimate through roof greening featuring integrated water reservoirs. For the certification of the urban quarter (ÖGNI/DGNB), we paid particular attention to reducing greenhouse gases, promoting
biodiversity, establishing energy and material cycles, and promoting sustainable mobility options, as well as the use and generation of renewable energy.

SUMMER IN THE CITY
The Tower Offices’ proximity to the water is an everyday source of enjoyment. And the Alte Donau, a former side arm of the main river, is a true adventure playground: a leisurely swim, a sailboat trip or a couple of hours spent in the Danube Park bring any work day to the perfect conclusion.
With underground, tram and bus stops as well as cycle paths directly on site, the Tower Offices could not be better integrated into the public transport network. Getting to the office building couldn’t be quicker or easier either – from other parts of the city, the surrounding area and the airport.
THOUGHTFULLY PLANNED, SUSTAINABLY EXECUTED
Part of the VIENNA TWENTYTWO ensemble and synonymous with a future-oriented working model, the Tower Offices play a pioneering role when it comes to sustainability in urban spaces. Vienna’s new urban quarter was awarded ÖGNI Gold pre-certification for its exceptionally green and efficient design. The modern office tower has also received LEED Gold pre-certification. An innovative energy concept and use of smart technologies throughout make this an environmentally and climate-friendly building. The sustainable energy supply urban district is by means of a heat and cold supply contracting regulated with ENGIE Energie GmbH. This commits itself to energy saving to carry out measures and bears the costs for maintenance and maintenance work and repairs during the entire contract period. Thus, a worry-free, energy-efficient and cost-optimized plant operation guaranteed. The lease contracts include green lease clauses to promote the sustainable use of the offices through various factors including the use of low-impact cleaning materials, strict waste separation, pollutant-free materials in existing inventory or future conversions, and energy-saving and emission-reduction measures. The intelligent, self-sustaining green roof system also sends out a strong sustainability signal by actively supporting biodiversity and positively influencing the microclimate. Parking spaces for cars and bicycles will also be equipped with e-charging stations.
